Mrs. and Mr. K. chose Your Property Advisor in March 2022. After months of trying to look for themselves for solutions that would fill their needs in Portuguese real estate, it was in Your Property Advisor that they found their allies. The dream was clear: to find a unique apartment with sea view in a central location, but outside the big enterprises. However, the journey wasn't easy, and along the way, they realized that they needed support and professional advice on the different options they found.

But the obstacles did not stop there, and this family realized that the Portuguese legislation was very different from what they were used to and there was, of course, a whole language barrier. 

"We read an article about Carolina and Gonçalo in a local newspaper and we contacted them. Our budget, needs and wishes were communicated, and our collaboration began," recalls  Mrs. K.

In just four months, they said "YES" to their dream home!

Mrs. and Mr. K. had no doubts about their needs and wishes: besides the sea view, the apartment had to be large, modern, and Nordic in style, with a minimum of 3 bedrooms, and it had to be central enough to walk to the nearest restaurants and cafes. Good indoor and outdoor living areas were a key requirement, as was the versatility of space, allowing easy renting during the months they would be away.

Over a month, the team conducted an extensive and selective search together with the family. Although some of the apartments were already known to the client, others turned out to be a great and promising novelty: after all, it was only possible to get to know them thanks to the property advisors. 

"Carolina and Gonçalo had very useful information and knowledge about the different options. If they didn't know the place or apartment personally, they would look up all the relevant information and even visit the apartment to get a better understanding of it. We worked together for a few weeks, adding, and deleting apartments on an Excel sheet”.

In April, a little less than a month later, they had selected around 20 apartments that matched the client's wishes in the Cascais, Monte Estoril and Estoril locations. After several calls and gathering all the necessary information, the time had finally come to visit the properties and make the final decision. 

"Before our visit, we had an excellent understanding of the different options, thanks to Carolina and Gonçalo's excellent and thorough work." In two days, the family visited 15 properties. And one of them was their dream solution.

The chosen apartment is in the centre of Cascais, in an exclusive and privileged area, only a few minutes’ walk from the Cascais Market. It is a duplex with balconies in all rooms and bedrooms, with a breathtaking view over the bay of Cascais. The best? Property advisors were able to negotiate a 340,000 euros discount. 

"Their local knowledge of the properties is extensive and reliable. They knew the quality of the properties, and their professional networks covered a wide range of service providers. Carolina and Gonçalo worked very efficiently - between us and the real estate agents. They were professional consultants and creative in finding solutions to all kinds of challenges".

Yes, because there were challenges. The price was settled in the first place after an arduous negotiation. However, the owner of the property received a counteroffer of a higher value from another foreign client. When everything seemed to be over, after a month of waiting, the property advisors were able to close the deal in July for the agreed amount, with the Final Deed to the property.
